Founded by architect Diana Iezzi, with more than twenty years of industry experience, Fluit Studio is guided by a clear vision:

Sustainability as a Standard Practice
We don’t see sustainability as an add-on – it’s simply the way we work.
Guided by Passive Solar design and Passive House (Passivhaus) principles, we design homes that maintain comfort naturally through orientation, insulation, air tightness and material choice.
The result is a home that stays warm in winter, cool in summer and comfortable year-round without constant reliance on mechanical heating and cooling.

Our Process
Project Feasibility and Pre-Design ‘Information Gathering’
Pre-design is a crucial phase focused on research and information gathering. During this stage, we work closely with you to refine the project brief, establish a budget, and assess what is feasible for the site. Once these elements are clearly defined, we will proceed with developing an initial concept design for further discussion.
Concept Design ‘Getting to Know You’
During the Concept Design phase, we take the time to thoroughly understand your needs and desires. We explore all aspects that are important to you and develop an initial conceptual design that outlines each of your spaces, their relationships, and how they connect with key features of your site.
Once you approve the Concept Design, we will obtain a Cost of Works estimate and then move forward to the Design Development phase.
Design Development ‘Finetuning’
In this stage, we compile everything we’ve learned about you to create your custom design. We refine the decisions made during the Concept Design phase in greater detail. Our team coordinates with specialist consultants, provides a schedule of proposed materials and finishes, and consults with the council if needed. We also review the developed design against the budget. Additionally, we will prepare an updated estimate for the cost of the work.
Town Planning (if required)
For projects requiring a planning or development application in accordance with the local council or planning authority in your state or territory, we will verify the statutory requirements, attend meetings with the authorities, and prepare all necessary documents for submitting the application. This documentation may include plans, diagrams, analyses, studies, and reports. If needed, we will also negotiate with authorities, neighboring property owners, or other relevant parties to secure town planning approval.
Construction Documentation
We create comprehensive construction drawings, along with schedules and specifications, which serve as the blueprint instructions for the contractor to execute your project. These documents also contain the essential information needed to secure a building permit. Additionally, we will provide a pre-tender estimate of the Cost of Works to ensure that the budget aligns before we proceed.
Builder Selection
Choosing the right builder is essential for ensuring that your project is completed with quality and precision. We offer clarifications as needed to help determine the final construction cost. With our extensive knowledge of your project and strong relationships with the best local builders, we ensure a seamless process and deliver the highest quality results possible.
Construction / Contract Administration
The building contract documents are prepared, signed, and finalised before construction begins. During this time, we conduct regular site visits, communicate with the builder, and keep you informed about the project’s timeline, costs, and progress. On each visit, we ensure that the construction complies with the building contract documents and meets the highest quality standards.
After the defects liability period, during which we address any remaining issues, you will receive the final certificate. At that point, you can move into your new space!
